What to expect in a lease/offer to lease

Here are some of the basics that will form an offer to lease or a lease itself:

  • Building Name
  • Address
  • Area(s) (sqm)

  • Rental: $/sqm per annum or $ per annum
  • Rental annual reviews
  • Rental review at the end of the term
  • Lease commencement & expiry
  • Lease term
  • Options for further terms
  • Option window: (usually 3mths from lease expiry)
  • Guarantors (Personal/Directors)
  • Deposit/Rent in advance
  • Security bond
  • Incentive
  • Outgoings
  • Car parking
  • Lessor’s works
  • Lessee’s works
  • Make good (reinstating the premises to how it was when you moved in)
  • Air-conditioning (usually minor repair, maintenance are the tenants responsibility and major repair or replacement is the owner’s responsibility).
