What to expect in a lease/offer to lease

Here are some of the basics that will form an offer to lease or a lease itself:
- Building Name
- Address
- Area(s) (sqm)
- Rental: $/sqm per annum or $ per annum
- Rental annual reviews
- Rental review at the end of the term
- Lease commencement & expiry
- Lease term
- Options for further terms
- Option window: (usually 3mths from lease expiry)
- Guarantors (Personal/Directors)
- Deposit/Rent in advance
- Security bond
- Incentive
- Outgoings
- Car parking
- Lessor’s works
- Lessee’s works
- Make good (reinstating the premises to how it was when you moved in)
- Air-conditioning (usually minor repair, maintenance are the tenants responsibility and major repair or replacement is the owner’s responsibility).
